The business is built for investors who want a trusted person on the ground in the UK, particularly overseas cash investors based in Hong Kong, Singapore, Malaysia and Dubai who cannot manage a flip from 6,000 miles away.

## What the business does

- Sources below-market residential property flips in Birmingham and the wider West Midlands
- Provides a full deal pack for every opportunity: purchase price, costed refurbishment with contingency, projected profit and the risks
- Project-manages the entire refurbishment through trusted local trades
- Stages and sells the finished property through chosen local agents
- Also sources buy-to-let and BRRR (Buy, Refurbish, Refinance, Rent) deals for investors who want long-term rental income

## How it works

Client capital never passes through Stone & Willow. Funds move only to the client's own appointed UK solicitor at the point of purchase. The sourcing fee is 2.5% of the property purchase price, the UK standard, payable only when the client buys. Target profit is 15-20% per completed flip.
